Investing in real estate can be a very lucrative investment if it is done properly. Whether you are investing in a brand new home or an old fixer upper, all houses will gain value if you spend the necessary time and money making sure that the property is maintained. Some people may feel that improving the home is not required since they are only going to sell it anyway, but that line of thought will cost you money in the end. Your investment will gain tremendous value if you are willing to repair and remodel whatever is needed before you sell the investment property.

Some real estate investments may only need a little spring cleaning and a few minor repairs, while other investments may need to be completely redone. Properties that need more work usually cost less to purchase because of the amount and the extent of the work needed. Even properties that need a lot of repairs and renovations can be terrific investments, because their value increases significantly more than the cost of the repairs and home improvements.

Most real estate investors do not realize the importance of making home improvements. Even simple things like painting the walls or weeding the lawn and putting down a good grass seed can raise the value of your investment. You can ask for and get a much higher price for real estate if everything is in great condition. Even houses that are in good repair should be thoroughly cleaned from the top to bottom, including gutters and eaves troughs. When you are considering a property to invest in, it is a good idea to do a very detailed inspection to evaluate all repairs that need to be addressed, whether they are minor or major.

It is important that you keep all receipts for any labor and materials you purchase to repair and improve your real estate investment. When you get ready to sell your investment you will have a record of all the money you have invested in home improvement for the real estate. This will allow you to show an increased value of the home due to the home improvement. It will also enable you to sell your real estate investment faster for a larger price. In a buyer's market, the repairs and maintenance of your property may be one of the biggest sellers. No one wants to buy a home to live in and then have to take the time and money to do a lot of maintenance or repairs.

Home improvement is very important to real estate, whether you are just trying to flip a house to make a profit or you have rental property with tenants. By improving the property you will greatly improve the profit you will make from your real estate investment. A lot of real estate investors do not think about home improvement, and it costs them in the form of lower sales prices and lower monthly rents.

My Own Prison?

I heard a story on the radio recently about two interesting men. One was the king and was extremely obese. He ate continually and was so fat that he couldnt even get through a door. He was deposed by the second man, who had a room built around the former king, with normal windows and a door that wasnt locked. He told the large man that he could leave anytime he wished, but at the same time he supplied him with four huge meals every day. Of course, the fatty couldnt resist the food, so he never escaped his own prison.

In our world today of Sugar and Spice and Everything Thrice, self-discipline and frugality are seldom found. We complicate our lives, create prisons of debt and illness and miss out on the finer things of life. My wife Rika, and I were walking along the beach at Indian Arm on a lovely summer day when we saw some kids lying on a huge blanket, playing with their hand-held Game Boy computer games. They could have been talking, swimming, boating, fishing, playing ball or just enjoying natures incredible beauty. The Game Boys captivated them.

My prison guard could be television, food, drugs but it is my own choice to be in jail. Simplify, cut back and get back to basics, lean and mean, sober and clean. Anything that you think you NEED, controls you and imprisons you. Set yourself free and use your resources to create a happy, healthy and contributing lifestyle. Take stock of your choices and project the consequences. Enough small choices lead to great consequences. Enough spider webs can be as strong as steel cables. How To Buy A Mountain Bike

In a perfect world you could buy any bike you wanted at a price you could afford, but in the real world mountain biking prices vary wildly. We provide some tips on what to look for.

Buying a house is just about the most important investment you can make in your life. Various means of transportation come second - from yachts or boats and cars to motorcycles. Acquiring a bicycle is not quite as expensive as that - but there are so many brands available, at so many different price ranges, that it behooves you to do a bit of research before you go out and spend any money.

Bikes can vary from used beaters to the top-of-the line road or mountain bikes. This article discusses how to go about buying a mountain bike.

How Much Will You Pay?

Are you already a biker, or are you just taking up the sport? Do you intend to ride daily, or only on weekends? Do you have a safe place to store your bike when you're not using it?

All of these are questions you musts ask yourself before you purchase your first bike. If you've only just become interested in the hobby of mountain biking, you don't want to buy a top-of-the-line thousand dollar bike until you're sure you'll get the use out of it. Of course there's a catch-22 there. Top-of-the-line bikes are so light and soooo nice that you'll probably fall in one, whereas if you get a poor bike to begin with it might sour you on the sport forever.

The best thing to do is test-ride as many bikes as you can in the various price ranges. Your local bike store won't let you test ride their bikes down a mountain - but you can rent bikes at the trailheads and give them a try.

Where Will You Buy

Any book or article you read will advise you not to buy a bike from a mass merchant store such as Wal-mart or Target. Why? Because they buy bottom of the range bikes which they can sell cheaply, and the bikes are not necessarily put together well. Whereas if you buy even the most inexpensive child's bike from a bike store, it'll be lighter than the mass market version, and the store people will ensure that it fits your child.

So, you can either support your local bike store or buy online. It's usually best to buy from your bike store to begin with, as they can help you fit the bike and give you advice. If you've ridden for years and years and know what you need, buying online does make sense.

What Will You Buy?

You'll ask yourself this question in conjunction with "how much will you pay." Again, it all comes down to how often you expect to use the bike. If you're planning on doing mostly road biking with the occasional cross country trip, and only once in a while going down an actual mountain... then you won't need the same kind of bike as someone who is strictly a downhiller.

Mountain bikes come in two different kinds - hard tail and full suspension. The hard tail has suspension in the front but not in the back - hence the term "hard tail." Full suspension bikes are more comfortable... but correspondingly more expensive.

When Will You Buy?

Many doctors will provide a prescription for prenatal vitamins in high doses that you wouldnt normally get in one pill of over the counter prenatal vitamins. Although if you are having trouble keeping your prescription vitamins down you might be able to take some over the counter flavored chewable vitamins, just take more of them. Do talk with your doctor before doing this though.

Medical Transcription Training

Employers will almost exclusively hire transcriptionists who have completed some kind of formal training in the area or who have experience. There are many ways to obtain such training, but for most a community college or vocational school will be the best option, especially if the training includes on-the-job experience. Do not worry about whether or not they offer the opportunity to earn the Certified Medical Transcriptionist designation. This is not a required certification in general, and in fact, most transcriptionists need a couple of years' experience before they can pass the test to gain this designation. I am not a CMT, but I was able to find a job.

Courses typically take several months to two years to complete, depending on the school chosen. Many vocational schools include the cost of books and course materials in their tuition, which may be helpful after you have landed a job. If you already work in a medical field, and simply want to switch to working from home, you may only need to learn transcription, as you may already have the vocabulary you need, but think carefully, as a refresher course may not be an entirely bad thing either.

It is also possible to take transcription courses at home. This option is more flexible but may be more challenging in other ways. Your selection of a course of study should depend on how you will best learn what you need to know.

You will need an assortment of reference books. Some you may recieve with your training, but you may find you need others. See the equipment page for suggestions.

College Courses

College courses are best for most people. Having an instructor to help you through the difficult parts and to keep you working on a schedule can be a great benefit. Many schools also offer job placement assistance, which may not be available through home study courses.

Home study courses offer the most flexiblity in many ways, but they offer challenges as well. You must be capable of working on your own. On the other hand, if you want to work at home, that's a skill you need. You'll need special equipment for this option in many cases, such as a foot pedal.

In the time I've spent researching medical transcription schools, three names keep coming up as the ones that employers actually hire from regularly: Career Step, M-Tec, and Andrews School of Medical Transcription. Of them, CareerStep is the most affordable. The others have a still better repuation with employers, but CareerStep graduates are plenty well enough trained to find employment. My former employer, Medquist, requires that you take the Gold level or above from CareerStep (last I heard, anyhow), which is my recommendation as well. Expect to take a minimum of 6 months, often 9 months or more, to complete a course.

Which option is best? That depends in large part on how you best learn and what is available in your area. There's no one definite right answer that will meet everyone's needs.

Fake Services

There have been plenty of fake online dating services out there. Often these services are full of photographs of non-existent members and they aim to entice you into taking out a subscription using what are basically computer generated messages. Obviously these services don't last very long so the easiest way to avoid them is to use a well established service that's been around for a while.

- A gorgeous and uninhibited young lady (perhaps Russian) who is amazingly eager to come and fulfil all your fantasies once you send here the money for visa and travel expenses.

Collectively known as "sweetheart" scams, the aim of these is simple: to separate you from your money, preferable all of it by getting your banking details or getting you to cash counterfeit money orders that will rebound on you later. Usually the charming/attractive online date is out of the country, either living overseas or 'on business' so a face-to-face meeting is initially out of the question. Naturally the requests for money don't arrive until a relationship has been built (in some cases over several months!) and start with very small, modest and relatively harmless requests that you might feel silly to refuse. People running these scams are playing a 'long game' and are attempting to develop relationships with dozens of possible 'marks' at the same time. One of the characteristics of these is often the fact that return messages are not particularly attentive and do not use your screen name or refer to anything you said previously. This is because it's hard work keeping several internet relationships on the go so the scammer has standard messages that they can send out to everyone with minimal editing: a kind of 'keep em hooked' production line. These are particularly nasty scams as they have involved losses running into tens of thousands of dollars and they play on the needs of people who may be lonely and vulnerable.

Remember: A real date will not ask you for any financial gifts, favours or information.

This is a 'shorter' game. You meet online, you get on well, he sends you gifts, you arrange to meet in a romantic restaurant for dinner. He sends a text to apologise because he is running half an hour late but please wait as he is desperate to meet you. At this point, he knows where you live (you gave him your home address so he could send gifts), that you live alone (it came up in the exchange of messages), and he knows where you are and exactly how long he has to clear your house out.

Remember: He doesn't need to know your home address. Gifts can be sent to you via your Amazon account and other online gift shops will usually let you supply the delivery address once he sends you the order number.

Call Charges

This is an even shorter game than burglary. The story goes as follows: You meet online, he/she sends you a phone number, you call them, they keep you on the phone for ages, your phone bill comes in, you're broke.

You will come to understand that when people voice their objections, it actually indicates interest and shows that they are paying attention to what you are saying. The key to persuasion is anticipating all objections before you hear them. Fielding questions and handling objections can make or break you as a persuader. Such skills will help you in every aspect of your life.

1. Before they occur
2. When they occur
3. Later
4. Never

Real Objections Vs False Objections

You have to be able to weed real objections from false objections. People are nice and sometimes won't tell you the truth. Most people won't say "I cant afford it."

1. The first thing is to find out if the objection is something you can solve. Suppose you are negotiating a large office furniture order and the objection comes up about not being able to afford your furniture. You then find out your prospect just declared bankruptcy. Obviously there is nothing you can do or say that will resolve such an objection.

2. Let your prospect state his objection: hear him out completely, without interruption. Wait until he is finished before you say anything. Hold your response until the other person is receptive to what you are about to say. This is the first time your prospect has voiced his objection; he will not listen until he has said what is on his mind.

3. Always ask your prospect to restate or repeat his key points. Every time he replays his objection it becomes clearer in both your minds. Letting him speak, particularly if he is upset, drains emotion from his objection. Allowing him to voice his concerns also gives you time to think about a response and helps you determine his intent in bringing up the objection in the first place.

4. Always compliment your prospect on his objection. As a Master Persuader, you can appreciate a good objection; it dictates the direction in which you should take your presentation. You don't have to prove you are right 100% of the time. Skillful persuaders will always find some point of agreement. It's important to recognize the apprehension or objections people have instead of ignoring them.

5. Stay calm. Scientifically proven tests show that calmly stated facts are more effective in getting people to change their minds than are threats and force.

6. Don't be arrogant or condescending. Show empathy with your prospects objection. Let him know others have felt this way. Talk in the third person; use a disinterested party to prove your point. This is why we often use testimonials to let someone else do the persuading for us.

7.Give the person room to save face. People will often change their minds and agree with you later. Unless your prospect has made a strong stand, leave the door open for him to later agree with you and save face at the same time. It could be that he did not have all the facts, that he misunderstood, or that you didn't explain everything correctly.

Questioning can also measure the level of receptivity in your prospects. How receptive your audience is correlates with how many questions or statements arise. So what if there are no questions? What do you do? If there are no questions, it could be because the audience needs time to think about what you have just said, they could be afraid to ask because of what others might think, or they just might not be able to think of a good question to ask. Maybe you went on too long or stepped on a sensitive issue. Perhaps the audience has already made up their minds, or maybe they don't speak English. The best questions draw a person into a conversation and out of being unreceptive. So, it is to your advantage to direct questions at your prospects that will reel them in: What do you think about? Have you ever thought about? How do you feel about...? When did you start? Where did you find? No matter what, when you get people involved in the process, you will get some objections. The way you handle objections will correlate with how mentally involved people become with your message. The better you become at handling objections, the more persuasive you will become

Winner of five Academy Awards including Best Picture, and nominated for an additional seven, Gladiator is one of the best produced and directed films of its time. The scene is more comparable to Desert Storm than an ancient battlefield, and it visually illustrates the overwhelming power once embodied in the Roman legions.

The central figure of the film and leader of the opening battle is Maximus (Russell Crowe), a Roman general adored by his men and admired throughout the empire for his impeccable character. While visiting the battlefield, the aging Emperor Marcus Aurelius (Richard Harris) reveals to Maximus his secret plan to appoint the general caretaker of Rome upon his death, with the understanding he will restore the Senate and eliminate the dictatorial rule of the Caesars. Crowe is cast well in the roll of the classic hero, but its the supporting cast which puts Gladiator in another dimension of cinematic excellence. Joaquin Phoenix dominates the screen with his impassioned portrayal of the darkly ambitious Commodus, providing film lovers with an early glimpse of his now apparent acting genius. Richard Harris is his usual charismatic onscreen presence, while Connie Nielsen, Oliver Reed, and Derek Jacobi lend excellent complimentary support to the role of Maximus as their characters unveil the driving life force and internal motivations of the larger than life Roman hero. To this end, the strength of the cast creates a synergy reflected in the overall quality of this memorable film.

As a work of entertainment, Gladiator is second to none. The gladiatorial battle scenes provide endless thrills, and the dialogue between the characters is wrought with political intrigue, lust for power, and conflicting realities.
